It´s purpose is to inform and give you useful information regarding local and national laws and processes regarding buying, selling and renting properties, concentrating mainly on the regions we cover, namely the provinces of Almeria and Granada. IMPORTANT NOTICE IF YOU ARE THINKING OF SELLING YOUR PROPERTY Energy Certificate: The law states that is illegal to advertise your property in any way, shape, or form without having the Certificado Energetico. so without one no estate agent can promote it, you cannot advertise it on your property or put it on the internet (they are using web crawler technology to locate non compliant properties). You must have an escritura (your title deeds) You must have an up to date Nota Simple A reputable Estate Agency will have these documents for you to see when you are trying to decide on a property to purchase. The fines for non-compliance are very high and apply to both you and the agency you use.

Important notice if you rent, or intend to rent out, your property. The Spanish Government passed a new law on 2nd Feb 2016.It basically states that all properties rented on a short to medium let for income have to be registered with the appropriate authority. Registration is free and will generate a unique code number for your property. However, your property has to meet a certain standard to bring it in line with basic hotel room accommodation. This is by no means the complete list just the most important ones. • Rooms must be ventilated and have blinds or shutters. • Free internet service available in every room. • Air conditioning unit in every room (as a fixed fixture, not a portable device). • When properties are let during the winter season (October through to April) a heater must be made available in every room that is let (as a fixed fixture, not a portable device). • First aid kit and fire extinguisher. • Cleaning service at the start of new lodgings. • Rooms must have adequate furniture. • Complaints book. The Hacienda (Tax Office) are also using web crawler technology to identify non compliant unregistered properties. The fines for non compliance are extremely harsh so please be warned

Property Market Update With nearly all Bank repossessions below 50,000€ now sold, the new bottom end of the market now reflects properties between 55,000€ to 85,000€. This is good news for private sellers as they can now compete with comparable prices. If you would like to market your property please read and complete our selling form. We will respond as soon as possible to arrange fotos, details etc. IMPORTANT please note that it is illegal to advertise your property in any way without first obtaining an energy certificate and an up to date Nota Simple. How the exchange rate may help your Almeria property purchase in 2016 24.05.2016 Are you thinking about buying a property in Almería this year? If so, you may already be aware of how important a strong exchange rate is. After all, if sterling is standing tall against the euro, this means you get a far higher euro total when you transfer money to Spain, to buy your Almería property! With this in mind, what’s set to happen to the exchange rate in 2016, and how might it affect you? Well, clearly nobody’s got a crystal ball, but we can at least look at the possibilities, and how these could affect you when you buy property in Almería. Keep reading to find out more! Fortunately, the most likely outcome is that the pound to euro exchange rate will strengthen this year. This is because the UK looks increasingly likely to vote to Remain in the European Union, in the referendum due on June 23rd. After all, according to the latest poll by respected newspaper The Telegraph, 55% of Brits now want to stay in the EU, while just 42% want to leave. This tells us that the odds of Brexit are tumbling. If the UK votes to Remain in the EU, this would remove the biggest risk from the UK’s economic outlook, lifting sterling, and so cutting the cost of buying Almería property! After all, let’s imagine that the UK votes to Remain in the EU. In this case, the pound to euro exchange rate could jump from its current 1.30, back to 1.43, where it was before prime minister David Cameron announced the referendum date, late last year. This in turn would make Almería property much more affordable. For example, let’s say you intend to transfer £130,000 to buy a 2-bedroom pent- house in Roquetas de Mar. At an exchange rate of 1.43, you’d receive €185,900, or +€16,900 more than if you’d made the same transfer today, when the pound to euro exchange rate was at 1.30. With this in mind, it’s very worthwhile keeping an eye out for the referendum result on June 23rd.
